The Association is open to all residents and property owners of the Oaklands development. Annual membership dues are currently $25 and mosquito spraying is now $35 for members. The primary uses of the dues are: maintenance of the common property and support for a free community crab feast and picnic the second Saturday of September each year. The cost for mosquito spraying is simply passed through to the Maryland Department of the Environment for their services. We only coordinate the service for the community as a whole rather than each homeowner having to make individual arrangements.
Annual slip usage charges vary from $100 to $400 per year, depending on water depth, slip size, and finger piers. Members and guests are welcome to temporarily dock at the west-end of Dock #1 (the one on the left when looking from parking lot). The Association does not involve itself in any political or social issue activities, has no legal authority over residents/owners, and does not engage in activism. All residents are required to adhere to the covenants outlined below.
The sole obligation of the Officers and Directors are to be democratically and fiducially responsible to the membership in the management of the Association’s programs and property.

OAKLANDS CONVENANTS
In conjunction with the deed for your property within the Oaklands Development reference is made to another Liber and Folio (of the Talbot County land records) identifying and describing certain conditions and restrictions regarding the use of the individual’s property. These covenants (numbered 1 through 8) run with the land and are binding upon original owners as well as subsequent assignees. These eight covenants are outlined as follows:
1. No Commercial Enterprises or Vehicles



2. No Poultry or Peafowl
3. No Farm Animals
4. Single Family Dwellings (not multi-family)
5. Minimum 1,200 Sq. Ft. of living space (exclusive of garage)
6. Building Set-Backs (front, back, & sides conform to county)
7. No Outside Toilets
8. Approval of Elevation Plans
In general, owners and residents in Oaklands adhere to these covenants and maintain their properties as the community would expect. The Oaklands Community Association Board ask that you be considerate of your neighbors and fellow property owners. Adherence to the covenants is in the interest of all because it helps to protect property values, to insure the overall appearance of the neighbor, and not be offensive to our neighbors. One broad and general exception is made regarding the storage of one’s personal boat and boat trailer. In general, owners store their boats and trailers so that they are not seen by others whenever possible and practical.
